Monthly Debt Payments

Loan Details

Down Payment
The amount of cash you have available to put toward the home purchase upfront.
Interest Rate (%)
The estimated annual mortgage interest rate used to calculate your maximum monthly payment.
Loan Term (years)
The repayment period for the loan. A longer term means lower monthly payments and a higher qualifying amount.
Monthly Taxes, Insurance & HOA
Estimated monthly property tax, homeowners insurance and HOA dues. Lenders count these in your housing payment, so they reduce the loan you can carry.

Qualification Limits

Max Housing Ratio (%)
The front-end limit: the maximum share of gross monthly income for the full housing payment (principal, interest, taxes, insurance, HOA). 28% is the traditional guideline.
Max Total Debt-to-Income (%)
The back-end limit: the maximum share of gross monthly income for the housing payment plus all other debts. Most lenders cap this at 43-50%.
