Annual Household Income
Your gross yearly household income before taxes. Higher income raises how much home you can afford.
Co-Borrower Annual Income
Annual income of a co-borrower or spouse on the loan, before taxes.
Other Annual Income
Other reliable yearly income (bonuses, rental, etc.) a lender will count.

Monthly Debts

Car Payment(s)
Total monthly car loan or lease payments. Counts against your debt-to-income ratio.
Student Loans
Total monthly student loan payments.
Credit Cards
Estimated minimum monthly payments on your credit cards.
Other Debts
Any other recurring monthly debt payments, such as personal loans.

Loan Details

Down Payment
Cash you will put down upfront. A larger amount increases the home price you can afford.
Interest Rate
The annual interest rate on the mortgage. A lower rate lets you afford more home.
Loan Term
Number of years to repay the loan. A longer term lowers the monthly payment.

Housing Costs

Property Tax Rate
Annual property tax as a percent of the home value, set by your local government.
Home Insurance (yearly)
Yearly homeowners insurance premium, included in your monthly housing cost.
HOA Fees (monthly)
Monthly homeowners-association dues, if the property has them.
PMI Rate
Private Mortgage Insurance rate, charged yearly when your down payment is under 20 percent.

DTI & Comfort Level

Front-End DTI (Housing)
Max share of gross monthly income that can go to housing. Lenders often cap this near 28 percent.
Back-End DTI (All Debts)
Max share of gross monthly income that can go to all debts plus housing. Often capped near 36 percent.
