Each field below comes straight from the calculator, with the same help text visitors see when they hover the info icon.

Current Loan Details

Original Loan Amount
The original amount you borrowed when you first took out this mortgage, before any payments were made.
Current Balance
What you still owe on your current mortgage today. This becomes the starting point for the new refinance loan.
Current Interest Rate
The annual interest rate on your existing mortgage. Comparing this to the new rate shows whether refinancing saves money.
Original Loan Term
The total repayment period of your existing mortgage when it was first originated.Options: 30 Years · 25 Years · 20 Years · 15 Years · 10 Years
Years Already Paid
How many years you have been making payments on this mortgage so far.
Years Remaining
How many years are left on your current mortgage. Leave at 0 to use the original term minus the years already paid.
Current Monthly Payment (P&I)
Your current principal and interest payment each month, excluding taxes and insurance. Leave at 0 to calculate it from the original loan amount, rate and term, or enter your actual payment.
Current Home Value
The current estimated market value of your home, used to calculate loan-to-value (for PMI) and how much cash you can take out.

New Loan Details

New Interest Rate
The interest rate offered on the refinanced loan. Lowering this rate is the most common reason to refinance.
New Loan Term
The repayment period for the new refinanced loan. Choosing a shorter term saves interest but raises the monthly payment.Options: 30 Years · 25 Years · 20 Years · 15 Years · 10 Years
Closing Costs ($)
The upfront fees required to close the new refinanced loan (lender fees, appraisal, title, etc.). Set to 0 to use the percentage instead.
Closing Costs (% of loan)
Closing costs as a percentage of the new loan amount. Used only when the dollar field is 0 — handy when you do not have a firm dollar figure yet.
Roll closing costs into new loan
When checked, closing costs are added to the new loan balance instead of paid out of pocket at closing, which increases your loan amount and total interest.

Cash-Out Refinance (Optional)

I want to take cash out
Enable this to borrow extra equity above your current balance and receive the difference in cash at closing.
Cash-Out Amount
The amount of equity you want to withdraw in cash. This is added to your current balance to form the new loan amount.

Additional Monthly Costs

Property Tax
Monthly property tax amount. This cost is the same before and after refinancing, so it does not change your monthly savings figure.
Home Insurance
Monthly homeowners insurance premium. Like property tax, this is an escrow item that does not change with the refinance.
PMI Rate
Annual Private Mortgage Insurance rate as a percentage of the loan. Applied when loan-to-value exceeds 80% on either the current or new loan.
HOA Fees
Monthly homeowners-association dues. These are the same regardless of refinancing and are included for a complete payment picture.
