Monthly Continuing Expenses
Costs that keep running while you are closed: rent, loan payments, utilities minimums, insurance, subscriptions, taxes.
Monthly Payroll to Keep Paying
Wages and payroll taxes for the staff you would keep on so they are there when you reopen.
Peak-Season Adjustment (%)
Add a percentage if a shutdown during your busy season would cost more than an average month.

Definitions

Business Interruption Insurance terms, defined

The terms this calculator uses, in plain words. The same definitions appear inside the calculator for your visitors.

Business interruption (business income) insurance
Coverage that replaces lost net income and pays continuing expenses when a business has to close or slow down because of direct physical damage from a covered cause, such as a fire. It is usually added to a commercial property policy or included in a business owner's policy (BOP).
Continuing expenses
Costs that do not stop when you close: rent or mortgage, loan payments, insurance, some utilities, software and lease payments. Business income coverage pays these along with lost profit.
Ordinary payroll
Wages for employees you keep paying during a shutdown so you do not lose them. Some policies limit ordinary payroll coverage to a set number of days unless you buy more, so check the policy.
Period of restoration
The time from the damage until the property should be repaired or replaced with reasonable speed, or the business moves to a new location. A coverage waiting period, often 72 hours, usually applies at the start.
Extended period of indemnity
Coverage for income lost after reopening, while customers return. Standard forms include a short extension, often 60 days; longer periods can be added by endorsement.
Extra expense
Reasonable extra costs to avoid or shorten a shutdown, such as renting a temporary space, leasing equipment or paying for overnight shipping. It is often a separate limit from business income.
Coinsurance
Many business income forms require a limit equal to a percentage (such as 50%, 80% or 100%) of a year's net income plus continuing expenses. Carrying less can reduce what the policy pays on a claim.
