Every field visitors can adjust, straight from the calculator, with the same help text they see on the info icon. Each one starts with a sensible default, and the 7 results update as they type.

Building Type
The NFIP sets different maximum limits by occupancy type.Options: Home (1–4 family) · Condo unit (owner) · Other residential (5+ units) · Non-residential / business
Building Replacement Cost
What it would cost to rebuild the structure — not its market value, which includes land. For a condo unit, use the value of the unit's building elements you are responsible for.
Contents Value
The value of furniture, belongings and, for a business, inventory and equipment.
Deductible (each: building and contents)
NFIP policies apply separate deductibles to building and contents claims. Enter the deductible you chose.

Definitions

Flood Insurance Coverage terms, defined

The terms this calculator uses, in plain words. The same definitions appear inside the calculator for your visitors.

National Flood Insurance Program (NFIP)
The federal flood insurance program run by FEMA and sold through insurance agents and participating insurers. Standard homeowners, renters and business policies do not cover flood, so flood coverage has to be bought separately. Lenders require it for mortgaged buildings in high-risk flood zones.
NFIP coverage limits
The most the NFIP will pay, set in federal regulation (44 CFR 61.6): $250,000 for the building and $100,000 for contents for one- to four-family homes and condo units; $500,000 for the building of other residential buildings; and $500,000 each for the building and contents of non-residential buildings.
Excess flood insurance
Private coverage that sits above the NFIP limits to cover the rest of a higher-value building or contents. Private flood policies that replace the NFIP entirely are also available in many areas and may include extras such as loss of use.
30-day waiting period
A new NFIP policy generally takes effect 30 days after purchase, so it cannot be bought when a storm is already forecast. Exceptions apply when coverage is required by a lender as part of a loan closing or after a flood map change.
Replacement cost vs. actual cash value
The NFIP pays contents at actual cash value (after depreciation). Building damage to a single-family primary residence is paid at replacement cost if it is insured to at least 80% of its replacement cost or the maximum available; otherwise the payment is reduced.
Separate deductibles
NFIP policies apply one deductible to building claims and another to contents claims, so a flood that damages both means paying two deductibles. A higher deductible lowers the premium.
Risk Rating 2.0
FEMA's pricing method for NFIP policies, which sets each premium from the property's individual flood risk — distance to water, flood frequency, elevation and rebuilding cost — rather than only its flood zone. Ask an agent for a quote; this calculator does not estimate premiums.
